  • What is a portfolio buy-to-let mortgage?

    This type of finance is aimed at landlords who have four or more mortgaged buy-to-let properties. There are different options on how to structure this type of lending - we’ll talk you through these after going through an initial discussion over the phone.

    We will need to know the estimated value of each property, the size of each mortgage, and monthly rental income in order to assess the portfolio against lender criteria. Portfolios include all buy-to-let properties where the landlord owns any share (including jointly with another party or via any limited companies).

  • How many buy-to-let mortgages can you have?

    There is no limit but some mortgage lenders may have their own criteria on the maximum number of properties you can own in a portfolio as a private landlord, or the total amount you can borrow across your portfolio. This is where we come in and is something our expert team will take into consideration when researching your options.

  • Remortgaging to expand your portfolio:

    This is possible to do, many of our landlord customers will take advantage of increased equity by raising funds against their existing rental properties to expand their portfolios. The lender will look at the amount of equity you have, which is the difference between the value of the property and the amount you owe on the mortgage. They will also want to know the rental income and this must meet a ‘stress test’, which is a calculation determined by each lender individually.
